RCA were asked to provide a Financial Viability Appraisal and report to determine the level of affordable housing and S106 contributions, if any, the scheme could viably provide. The scheme proposed the retention and conversion of Jephson House, a locally listed building and heritage asset, as well as the demolition of some cottages and 20th century extensions to Jephson House and erection of new dwellings.

The FVA demonstrated that the scheme could not viably support either the provision of affordable housing on site or any affordable housing commuted sum in lieu of on-site provision. RCA reported that the existing value of the site is relatively high and that there is a need to provide an alternative use for the heritage asset.
