Redevelopment of Braithwaites Yard and The Royal Oak, Hallow

RCA have secured planning permission for the residential development of two brownfield sites in Hallow. The first site was the former Royal Oak pub, which is to be redeveloped for 8 new dwellings. The second was the former site known as ‘Braithwaites Yard’, which is to be redeveloped for 9 large new dwellings. Both schemes utilise previously developed land in sustainable locations, within walking distance of the services and facilities of Hallow. In addition to our planning work, RCA also added value through the preparation of a financial viability assessment which resulted in a reduction of affordable housing to be delivered, because of high abnormal site remediation costs. RCA also prepared a Housing Market Mix Report for Hollow which supported the demand for 9 large executive houses in this location. This dovetailed with the viability assessment which concluded that the site would be unviable if a different (more compliant) housing mix was proposed. RCA also promoted both sites for inclusion in the SWDP, which has now taken place.

The two applications were approved under delegated powers on 21st December 2016, and will now be delivered in due course.
