RCA have secured permission planning permission for the development of a single dwelling at appeal after the Council refused planning permission. The main issue was whether the proposal would result in a sustainable pattern and form of development, having regard to local and national planning policy, the effect on the character and appearance of the area and its location within the Malvern Hills Area of Outstanding Natural Beauty (AONB).

In assessing the development proposal, the Inspector agreed with RCA’S submission that there were several benefits associated with the proposal that were capable of outweighing the conflict with the SWDP. The Inspector referred to paragraph 47 (to significantly boost the supply of housing) as well as paragraph 55 of the NPPF (housing in rural locations should be located to enhance or maintain the vitality of rural communities and not occupy an isolated location).
