Jenny is part of the Development team working as a Principal Development Consultant, bringing with her a wealth of knowledge and experience as a Chartered Surveyor, Estate Manager and RICS Registered Valuer.
Most recently Jenny has carried out RICS Red Book Valuations & Viability Appraisals for private clients, along with Viability Assessments on behalf of Councils. In her spare time Jenny enjoys horse riding in the UK and abroad and long walks in the countryside with her Labrador, Albus.
I am a Chartered Surveyor and RICS Registered Valuer with a Bachelor of Science (with honor’s) in Rural Land Management from the Royal Agricultural College. I have been working with RCA Regeneration Limited since May 2021 within the Development Team, where I achieved my Registered Valuer status and am now a Principal Development Consultant. My day-to-day work consists of both valuation and viability work.
I carry out valuations of a range of assets including land, commercial and residential property on both an open market & affordable basis. Valuations are completed using a range of valuation approaches, including the market, income & costs approach. The methods used include the comparable method, investment method, profits method, depreciated replacement cost & residual method. When carrying out a valuation, as per RICS guidance, I do not solely rely on one method of valuation.
I also carry out Financial Viability Appraisals (FVA) on behalf of developers to determine whether a development scheme can viably afford the affordable housing or Section 106 contributions requested by a Council.
For particular Local Authorities, we act as assessors for FVAs submitted by other viability consultants. I have also acted as an expert witness for viability in an appeal against a Local Authority.
Prior to this my focus was Estate Management, where I worked for a range of clients within the public and private sector, including charitable trusts. I have worked on both an employed and self-employed basis, which required me to set up an RICS Registered Firm.
My main areas of experience were in managing residential, commercial and rural property. My roles have also included identifying opportunities for diversification, ensuring environmental legislation and funded schemes are being fulfilled, negotiating land purchases for development schemes, assisting with asset valuations and organising events to be held on Estate land. The estates I have worked on include: The Dartington Hall Trust; The Eaton Estate, Grosvenor; The Madresfield Estate and Northwick Park Trust Limited.
